Identify key issues. Including, site, utility and building relationships. Preliminary space programming requirements. Structural, environmental, and architectural concepts. Building systems and modular fabrication opportunities.

Feasibility

Establish planning and design goals.  Establish and evaluate space requirements.  Review benchmark standards, codes, and guidelines.

This phase will confirm that the construction requirements for the project meet the program needs with a degree of detail that allows the development of the project's conceptual design. This includes an initial study of site constraints and impacts, site related design guidelines, diagrammatic floor plans, space planning, a summary schedule and a preliminary order of magnitude budget.
